2026 Budget Highlights and Community Updates

2026 Budget Approval- Summary – not official minutes.

The board presented and approved the 2026 budget. Key highlights include:

• HOA Dues Increase: Annual dues will increase by 10% from $450 to $492 per year. This will be collected in two installments of $246, due in January and July. This is the first dues increase since 2022.

• Security Patrol: The primary reason for the increase is to fund a security patrol service for the community, a frequently requested amenity. The estimated annual cost is $63,000. Residents will be able to call the patrol service directly to report incidents. The security team will also work alongside the resident-led Public Safety Committee. Homeowners who are interested in joining the Public Safety Committee should complete the form on the HOA website.

• Social Events: The budget includes $8,000 for future community social events in 2026. Homeowners who are interested in joining the Social Committee should complete the form on the HOA website.

• Pool Monitors: To manage costs, the pool schedule will be slightly adjusted for the 2026 season based on usage data from the previous year. More info to come in our annual meeting.

Community Updates

• Lennar-Owned Lots: The overgrown lots on Montrose, which are owned by the developer Lennar, have been cleared out by contractors hired by the HOA. The board is working with Lennar to be reimbursed for this and future maintenance. The board is addressing a failing fence on the Montrose lots and has requested that Lennar install "No Dumping" and "No Trespassing" signs to prevent future issues. Regarding future construction, Lennar has not indicated if their lots on Montrose or Silver Charm will be developed.

• Walking Trail: The proposed walking trail project is currently with an architect to draft formal plans. The board will share the designs with the community once they are complete.

• Resident Communication: Residents are encouraged to use the "Contact Us" portal on the community website or through the mobile app to report issues or make requests. This ensures that concerns are officially logged and addressed by the management company.

• Porter Service: The board provided more details about the new porter service that began this year. The porter visits the community weekly to handle a variety of tasks, including park and pool trash removal, litter pickup from common areas, graffiti removal from the playground and mailboxes, cleaning the BBQ grills, and power washing the pool area. He also performs handyman projects, such as fixing the sink in the pool bathroom and replacing a shower head. Other recent projects include installing new lightbulbs and fixing a door lock. Starting this winter, the porter will also take over the weekly servicing of all pet waste stations, which includes emptying them and replenishing the bags. The board noted that this service has been very successful, with the porter being local to the area and able to save the association money on addressing issues quickly.

Homeowner Q&A

• Force Mowing for Overgrown Yards: The board is actively working with the HOA's attorney to address properties with significant overgrowth that have also reached the highest level of violations. Once procedures are confirmed, the HOA will begin force-mowing non-compliant properties and billing the cost back to the homeowner.

• Short-Term Rentals (Airbnb): Short-term rentals are against the community's covenants. Residents who suspect a property is being used as a short-term rental should report it to the HOA with evidence (such as a link to the online listing).

• Bulk Trash: The board is aware of issues with bulk trash being left out for extended periods and is working directly with Republic Services to resolve them.

• Speed Bumps & Potholes: The board is continuing to work with the Municipal Utility District (MUD) to get speed bumps/cushions installed, though the request has been denied for now. The MUD has indicated that potholes will be addressed during their next major road repair project, but a date has not been set.
