Community Updates – Spring 2025

Here is a quick update on current and upcoming projects in the community:

1. Mailbox Lights
Lighting is being installed at all mailbox locations. We kindly ask that children not play or hang on the light poles. If a light goes out, please report it to the HOA Manager, Sondra Franey. These lights were installed by the HOA and repairs will be handled accordingly.

2. Dog Stations
13 new dog waste stations have been ordered and will be installed throughout the community soon.

3. Pool Opening
Based on homeowner feedback, both the pool season and the pool hours have been extended. The pool is scheduled to open from May 5 to September 28, with hours from 10:00 AM to 10:00 PM. We will continue to have a pool monitor on site. Information on how to register for access using the new access system will be sent out shortly.

Please note: Only homeowners can register for pool access. (If you are renting your home, the homeowner must request access on the renter’s behalf.) Access will be denied if you actively have a balance due on your account, unless you are on a current payment plan.

4. Walking Trail
Construction will begin in the next few weeks at Montrose and Bold Venture for a new walking trail. This will be a test trail, meaning it will be a dirt path for now. If successful and well-received by the community, full construction may occur at a later date.

5. Landscaping
Community-wide mulching has started, along with the removal of dead bushes. New landscaping has been added at the entrance to the parking lot between the pool and playground. Unfortunately, within a day of installation, mulch was scattered and some new plants were pulled up. Please help protect our landscaping by ensuring children and pets stay out of these areas. These are not designated play areas.

6. Fencing
Fence installation at Morvich and Darkstar has been completed.

7. Security Patro
lWe are currently reviewing proposals and speaking with potential vendors. We hope to have a patrol service in place by mid- to late May, if not sooner.

8. Potholes, Curbs, Drainage
Potholes, curb repairs and drainage issues have been reported and will be included in the next road repair project of Kaufman MUD District #5. No timeline has been provided yet.

9. Speed Cushions
We are also working with the MUD district regarding speed cushion installation, which is currently under review. Proposed locations include:
• Bold Venture
• Montrose
• Clarion
• Charismatic

10. Reporting Issues to MUD
Attached is a flyer with details on how to submit issues or concerns directly to Kaufman MUD District 5. You can report issues online here: https://www.kaufmanmud5.com/report

When submitting, please include as much detail as possible, along with photos (max file size 4.5MB). Be sure to note the nearest address or intersection. Only one issue per ticket.

Homeowners can report the following directly to MUD:
• Water service or billing issues
• Roads or sidewalks (No need to report potholes on Clarion or Bold Venture or curb issues previously submitted—these have already been reported.)
• Street signs (If you'd like signage added in your area, please submit a request.)
• Landscaping (common areas only – HOA Manager will also report as needed)

11. Porter Service
We have hired someone to do weekly porter service in the neighborhood. This will include cleanup of common areas, trash removal, general maintenance and more.

12. Other Requests
We are aware of additional homeowner requests and are actively working on obtaining estimates. Please be patient as we complete the projects listed above. Future requests will be reviewed based on available funds and the association’s budget.
